My mother is thinking of doing a refinance mortgage in two months when she turns 62. The home has a tax lien. How would this impact getting a mortgage, if it changes it at all?
When a bank or mortgage co gives anyone a mortgage against a house, they put a lien on the home.
They usually refuse to do the deal unless their the primary lien. If thier is already a tax lien on the home, the mortgage co would be 2nd in line to be paid if when the property sells, so they will treat the loan like a 2nd mortgage even though there is no first mortgage.
Being a 2nd loan will make it a bunch harder to get the loan, and translate to much higher interest rates if you aquire the financing.
With that being said, we believe she will be unable to get a refinance loan. i just dont know anymore.
